Price is not the only thing that has to be negotiated when you sell your home. The sales terms are important .

Sometimes it is better to accept a cash offer that is less than an offer where the buyer is applying for a mortgage.

It will depend on a case by case basis. A strong buyer with good credit and who has a preapproval for  a mortgage is preferred to a buyer with just a prequalification.

It is important to hire a good negotiator to be  your agent.

Once ypu receive an offer, do not be insulted if you receive a low offer. It may just be the way the buyer negotiates. You do not have to accept the offer .

Instead of accepting the offer you can negotiate and let the buyer have the washer, dryer and refrigerator included in the sale if they were excluded earlier.

Some buyers try to negotiate the offer after the inspections. You should consider that if the home comes back on the market you will have to disclose the defects found in the inspection once you are made aware of it, if your stae laws require it.

Consult an attorney if you have questions.

If you think buyers are being unreasonable and if your agreement of sale allows it, you do not have to agree to their demands. Before you sign an agreement of sale read the home inspection contingency carefully and consult an attorney before signing the agreement of sale.

The home sale contingency in an agreement of sale should be read carefully. Before you accept an offer please read about all the contingencies carefully.
