Las BrisasLas Brisas is a development within the planned community of Ewa Gentry in Ewa Beach, Hawaii (makes up part of tax map key 191).

Single Family homes: Sales activity in Las Brisas has continued to be much softer in both sales volume and price than the previous 12 month cycle.  There is a lot of new home construction in the area competing with the resale market, along with a large amount of resale inventory in the neighboring communities.  Buyers will be finding good deals in Las Brisas while taking advantage of low interest rates.

Jerry - I sold one fo the very first resales in Las Brisas and am amazed by how the developer has hurt the resales in there recently.

I will have to say that I was kind of surprised at the January change, but thought it might be seasonal.   But January to January should discount that.  I guess your note confirms that there are other factors operating in Las Brisas.   Jerry

Randy, Obviously I need to get more up to date about the Ewa market.   Can't say we have been doing much out there of late, although we have done a lot out there in the past.   Keep the figures coming.   Incidentally, I was surprised how quickly they got the stat report out this month.   They are getting really timely with it.  Jerry
