What Does Short Sale Pending Mean When Buying A Home In Tualatin And The Portland Metro Area?

I often get inquiries on property that is in short sale pending status on homes for sale in Tualatin and the Portland Metro area.Why? Well, even though it has the word "pending" in the status, it will still show up under the "active" homes for sale...because technically it is. Often times, unless it states that the home is a short sale in the public remarks, it's hard for a buyer to even see this info. Often times in these cases I'll give the listing agent a call to see if the seller is accepting any back-up offers or if they already have any in place.

Until the bank signs off, it's not a done deal. Even when they do sign off, the buyer will then have their timelines to do their inspections..so they can terminate the deal should they not like something found. 

As with many short sales, they tend to be long so if you wanted to write up a back-up offer, then know that you can't have a specific timeline needed to move into this home. You are on the bank's timeline and if there are two loans which many buyers used to get the 100% financiing  (80/20 loans), then this process can take even longer as the "second" lender needs to sign off as well. A great place to be would be on a month to month in an apartment, or living with someone. Patience with short sales is needed!

Is it a waste of time to offer on a short sale home in pending status? I say if they are accepting back-up offers, then why not. I've seen banks jerk those buyers in first position around asking for silly requests or a higher sales price only to have them get fed up at that point an back out. Knowing where they are in the process also helps so if the lising agent says that they are close and the banks are being pretty cooperative..then you might want to move on.

Cindy: As long as the buyer is not in a hurry or has a specific timeline to buy a home, this is a great way to go. The first buyer needs to go through the appraisal process just to find out what the real worth is of the home. At that point the first buyer either goes through with it or not. If not, the second buyer in line has a much easier time of it since the financeable price has been set.

Cindy, that's a good explanation of a Short Sale pending status.  Seems to me that it would be in the seller's interest to have a back-up buyer in case buyer #1 gets tired of waiting.  And waiting and waiting.  It ain't over until the fat lady sings.

without a doubt if you have a buyer that understands the possible timeline go for it.  Many times unrealistic buyers walk.

Hi Mary, If patient, a buyer can get a good deal on a home...but I also advise that there may be some more deferred maintenance needed, so this may offset the great sales price.

Hi Tammy, I know in the past when home sales prices were still going down, buyers often pulled out because they felt that after two months of waiting, they were now overpaying. Our market has changed and we are seeing low inventories, so hopefully more will be patient and hang in there.

Hi Rob, I would refer a short sale listing out in a hearbeat, but have worked with buyers on the purchase of them. The toughest part is the waiting...for buyers AND agents. I'll get down to Florence yet..but not for short sales..LOL.

Good advice Cindy Lou - I do encourage back ups for my short sale listings - I have had buyers bogue at the last minute, having a ready, willing and able alternative to give the bank helps. You are also correct, if all parties seem to be close and agreeing - I will let the other potential back-up party know that it's likely a waste of time.

It is always wise to secure a contracted back-up buyer for a short sale.
