We continually read posts about selecting a niche and working it.  I think many real estate agents have no idea what it means to have a niche and market that niche.  We can have more than one. 

I have had for decades the niche of new construction.  I have sold 40 subdivisions in my 35 years, and it did not matter what the market conditions were, new homes always sell.  In the worst of markets, new homes sell slower and for a lower price.  That's the difference.  The number of new homes and the prices will decline in a tough market, but there will always be deals.

We also have the niche of listings in the town of Franklin MA.  I market for listings every day with one method or another.  We search continually for listings, and this is another niche that we will always maintain because listings are the name of this game!!

Those agents who do not have a niche should find quickly.  Whatever niche you decide to secure, make sure there is a generous market for that entity.  Short sales are an ideal niche right now.  You can change your niche as the market changes.  It depends on your area and what prevails in that area. 

If you are in an affordable marketplace, you would not select a niche of luxury homes.  You would most likely have a niche of first time home buyers and market for that entity; or for starter homes; or condos.  Your niche needs to be one that has an abundance of that entity so you can make a good living.

All of your niche areas will be what you market.  Niche marketing is an easy task.  It’s easier to market to a specific group of people than to an entire area.  There are databases that can be purchased inexpensively. 

If you maintain a niche for a long period of time, that niche becomes your brand.  We are known for our expertise in new construction and we are also recognized as listing agents.  My niche marketing in past years has branded us with the title of agents who are knowledgeable in those fields. 

In order to be a household name, you must create the niche; market it consistently and brand yourself with that description.  Creating a niche is a requirement in order to thrive in the real estate business.  Have you created yours?

Spreading one's self too thin ends up in doing nothing well.  Better to focus (as in "niche") on a smaller portion of the market, and serve it well.
