I went to a listing appointment last week that was a little different experience for me. I was agent number 5 that they were interviewing and another agent was coming the next day. I applaud these sellers, because I find it difficult to get other sellers to inverview one other agent much less 5 others. These sellers were uber prepared as well. They had a questionare with at least 20 questions on it. I had not had this type of interview in at least 9 years. Luckily, I am a top listing agent in the Beaufort area area and I was more than prepared to answer all of their questions, with the exception of one. They asked, how many listings do you currently have? 24 was the answer, but I knew they would think that having 24 other listings would leave little time for them. She asked, "are you sure you can handle one more?" I responded with an accurate picture of what will really happen. I explained that I have an office manager that will help me with a lot of the administrative tasks but that I have more than enough time to effective market and sell their home. I also explained that I have already done so much work on the others. I added that 11 of the others are new construction townhomes that I only represent the builder on a limited agency for. I explained that I was compensated to enter the listings and that is the extent of my relationship with them. There is no additional work to be done for them besides maintaining the information and keeping it accurate when they make price changes, things that my assistant can do. The sellers seemed more at ease with this answer, but then quickly realized that I still had 13 listings unaccounted for. I know for a fact that that is probably about 8 or 9 more than the other 5 interviewees. So basically, I am left to defend to these potential sellers why having that many listings is very positive for their home instead of another listing leaving me with no time to properly represent them. I completely understand these sellers position and like I said, I applaud these sellers for really doing their homework. I wish more sellers did. I see sellers choosing the first person that is recommended to them without investigating the services of several top listing agents in the area to make a more informed decision. I guess my question is, how many is too many? The reason I ask is because I didn't mention to her that her appointment was the 4th one of the week with another one the next day and I already have another 4 listings coming on the market within the next 2 weeks. So, when do I saym "I have exceeded the number of listings I can handle", and pass it on to another agent in my office? How do you determine what that magical number of listings is?
