Washington County single-family home sales are keeping us on our toes! The number of units that sold in January this year is slightly down from January of last year; in fact it was the lowest number sold in January since 2010. With the spring market just around the corner, it'll be interesting to see if that number sees a steady increase.
The average sale prices have dipped consistently each January since 2010 and are, in fact, the lowest they've been in the past year.
The days on market (the number of days from when the house is put on the market until it is put into "pending," meaning all contingencies have been removed), is up a bit, as well. So what can we expect in the next few months?
As of today (February 15, 2013), there are 69 homes in "pending," and 23 that have sold this month already. The average price of those that have sold is $197,343, which is just a bit under January's average. The days on market, however, are considerably less than January at just 123. While we'll have to wait to see what the last two weeks of February brings us, it would seem Washington county real estate is starting to head in the right direction.
