Just in time for the Super Bowl, we are down to the one-yard line with this house. The house officially goes on the market on Monday. We have been doing some preliminary advertising via signs in the yard and a newspaper ad in the Orlando Sentinel and gotten a few calls. 2 prospective buyers have looked at the house so far, but they are apparently just tire kickers. They stopped by while our workers were at the house. The house is not yet listed in the MLS though because it isn't quite ready just yet. I don't mind listing a house that isn't finished as long it is in "presentable" condition. Most buyers do not have the vision to see beyond the repairs and the dirt especially in a down market like we are experiencing now.
I do not have as many pictures this week just because not a whole lot has changed since last week. The kitchen counters have been delayed but are getting installed Saturday. On Sunday my cleaning service will be in to sweep, mop, wipe down, do the windows, etc. The landscaping along the front will also be going in the first part of next week - you can get inexpensive red mulch, shrubs, and flowers from WalMart or the local nursery. The idea here is "curb appeal." You want prospective buyers to stop their car and want to see inside. If it doesn't have curb appeal, then they probably won't want to view the interior and just go on to the next house.
The kitchen appliances are being delivered from Appliance Direct on Monday - they sell good looking name brand appliances for much lower than about any place in town. Once the counters and appliances are in, my plumber can install the kitchen sink, new dishwasher, and run a water line for the refrigerator's icemaker. That should pretty much be it.
The interior and exterior painting is completely done. And there is a little left on the punch out list. When we get completely done, I will post our repair figures along with a breakdown. I will also detail our marketing strategy.
