Its a Glorious Day in the Mississippi Gulf Coast. The birds are veryhappy about this day. I am at 21155 Daugherty Rd., just West of Beatline in Long Beach.  I have not advertised open house but decided to open anyway and put out an open house sign and an agent on duty sign and be here if anyone wants to chat.

I have my laptop, Verizon Wireless, a coffee pot (coffee, too!), and music. I am in my own little piece of heaven. What an optimal place to get inspired and clear the brain. Join me if you're out this way!

What we have here is a family farm in an identity crisis. It could remain the same, or depending on the buyer it could put on a new personality. It will be exciting to see what unfolds.

  The parcel is about 5.8 acres. The county calls it 6ac (mol). It is zoned E1. Click here to visit Harrison County Zoning. This area is still unincorporated, so, well, septic, and lower taxes go with the property. There are so many ways a person could go with this property--its mind boggling.

The property is totally fenced, and about 60% cleared. It has a natural tree barrier on the sides and back of the property. Close to 400 ft face Daughterty Rd.

If you look up E-1, you will see there are many conditional uses, i.e., special care facility, schools, rural resort, boarding house, bed and breakfast, golf driving range. Of course you can still have 1 cow or horse per 1 and 1/2 acre, you could have a dog kennel, grow and sell produce. There are many more conditional uses. Check the zoning link above.

In my opinion, the ideal route would be to split the acreage using the back 3 acres as is for E-1, and zoning the rest of the parcel facing busy Daugherty road for commercial, retail, (maybe industrial). Currently Daugherty Road is approximately 40% commercial.

  Of course you could live here. The cottage is adorable. Strong points are Central heat and air and a new roof. It has had occupants recently, so it is liveable. I believe it would carry a "functionally obsolescent" banner, mainly because it is a 1 bathroom and needs a lot of updating by most people's standards.

Of course there are still those who visit and love it--but, no matter what bond the little house creates with you, you still have to be financially qualified to buy.

So far I've had one very pleasant lady stop by. She was looking for her daughter, so this property would not be appropriate. However, she agreed with me on many of the points I just expressed here. I could tell the property bonded with her. This sweet lady who is also the county court clerk, may very well send the buyer. I could tell the wheels in her head were turning.

I chatted with the neighbor from across the road (and his dog). Then an interested party called me about this property. He said he drove by and mentioned seeing my car. "Well, now--the reason I am here is to show the property, so come on buy:-)"

 This has been a great day. I love vacant properties on busy roads. My thanks to this seller for choosing me to represent her!
