Cracking The Tough Nut in Real Estate

   Think buying Real Estate is a tough Nut to Crack?  Maybe not.  Because so many people bit off more than they could chew, the emerging market is very palitable. What is coming back to the market at least in Osceola County are beautifully done new homes, and recent renovations of starter or retirement homes. Priced under $200,000 are showing positive response. Thanks to recent Property Tax reassessments,  and reduction from the Fed.  Savvy buyers who have stored a few bucks for the winter are seeing some great deals.

                 Baby Boomers seeking warmer climates and a reprive from the snow blanketing the western US, Florida is once again beginning to show signs of life in the Real Estate Market.  Charming older homes, recently restored are inexpensive alternatives for vacation seekers looking for their piece of well priced paradise. When compared to a week or two of time share property for example, the St. Cloud, Florida market is emerging as a inexpensive alternative to affordable winter homes.  For foreign buyers the strength in currency against the dollar has made affording a vacation home easier than ever...and they are capitailizing on  the exchange rate.

                 Not all "Snow Birds" have gray hair!    That's right, the new generation of recent retirees are active and smart.  They know that within a thirty minute drive St. Cloud, Florida offers all the conveniences of Orlando without the traffic. In addition, fabulous day trips are within a hours drive.  The Spanish Sugar Mill  for example located in DeLeon Springs one of Florida's fine Natural Parks offers tableside pancakes and a great view of the Natural 72 degree year round Springs. Only a short drive from St. Cloud.

                   

                  WHAT THE MEDIA IS NOT TELLING YOU...

                        Here is what you are not going to hear on the news....            

                        Sales are being achieved.

                  There are a great selection of homes all priced under $200,000

                  Loan money is available

                  Interest rates are DOWN and mortgage money is available.

                  A second smaller home can be purchased in St. Cloud, Florida priced under $150,000

                  Property Taxes have been reduced.

                  Portability has been approved.                   

                  So cracking the Real Estate Nut is now much easier than most people think.  The fastest selling Market Niche is in resale homes is under $200,000.   Many of these homes are freshly renovated, located in town, have free WI-Fi services, residents have access to the incredible Lakefront, Marina, Crabby Bill's,walking trails, and freshwater Lake Toho  and are within an easy drive of the beaches, Orlando attractions, and Space Coast. 

                   By next year, when the media tells you prices are on the rise you will wonder how some people got great rates and super buys...all because they knew a great local expert (REALTOR) when and where to look.  Good Luck and Happy House Hunting!

Great post Allison. Like your market...we're seeing our under 300k market crack wide open. Of course we're not hearing that in the news up here either.

I'm surprised folks are not flocking to Florida to buy these homes in the $200K range.
