Roof Algae -- Not a DIY Job...

It's generally not necessary to power-wash shingle roofs when it comes to simple tasks like removing ordinary dirt and leaves. In most cases, broom sweeping or a rinse with a garden hose usually does the trick. However; the exception to the rule are roofs that have grown algae, mold or moss. These fungal growths can become so entrenched that they damage the shingles. Furthermore, they are not easily addressed by "conventional" methods. It is not uncommon to see well-meaning home owners turn to power washing to rid their homes of the unsightly mess - especially when selling their property.

Roof algae is a living organism that thrives in moist conditions and sunlight. Pressure washing your roof is not going to kill algae. It will only remove the black streaks that ooze down the roof or the roof moss. Power washing, in the hands of a novice, will break down the protective layers of shingle stone and cause spores to spread across the roof covering and possibly get worse.

Most roof manufacturers will not honor warranty items such as the amateur use of a pressure washer on a roof. So what is a homeowner to do? The safest way is to hire a professional who either applies herbicidal chemicals or employs mechanical force, such as pressure-washing. Ideally both.  

The video below is a classic example of what can happen when a home owner, wanting to make their property more presentable for a sales transaction, uses a pressure washer.

Michael, I have used Bayer Moss & Algae Killer on my roof and have been amazed.  This stuff really works - in a matter of hours.

No, I have no stock in Bayer nor do I work for them.  Just a product that works.

Seems like it was around $15.00 a bottle so I got two and did a 1600 sq.ft. roof.  I did get back up on my roof a week or so later to sweep off the dead moss and lichen.

You are spot on about shingles and pressure washing - they don't go together!

Bummer as sellers just love to go crazy with power washers, what is it with that?  Someone had a great post that I reblogged about getting rid of this mold with a tied formula.  Personally I would hire a professional just because I would be afraid of the very thing you mention here.  Worse yet, you do something yourself to remove it & it comes back WORSE.

Years ago the shingles were made with a chemical that discouraged moss and algae growth.

The EPA made the manufacturers stop using it, so now we have moss and algae.

The are many good brands of algicide that will kill it, but getting it on all areas of the roof can be difficult. A professional has the knowhow and the equipment to do it correctly.

I did not know that( fortunately, we probably don't have this problem here in sunny Valley, CA).

In any case, the homeowner must disclose the algae roof( since they try to get rid of it, they know about this problem and it is a material fact, unless they hire a professional and provide the results)

I personaly think pressure washers should be classified as dangerous weapons. There is seldom anything around a home that they are completely safe to use on. Have you ever seen what they can do to vinyl siding or aluminum fascia?
