Update on 'The Only One in this Neighborhood' blog.... Stats that show staging works!

I had recently posted as to the value of staging in the blog, "The Only One in This Neighborhood... Are you Taking notes?"  This home in Mt. Pleasant, SC is located in a great community with tons of ammenities, but has a lot of competition in the market. 

I wanted to update on the value of staging beyond the fact that this was the only home, in the time frame that we staged to go under contract (under $850,000).  After our staged property - 300 Shoals - went under contract one other home went under contract & closed this week.  One home in this neighborhood over $850,000 also went under contract and sold. 

Here are the final numbers for these sales....

336 Tidal Place (vacant home) listed for $879,000    sold price $850,000 

300 Shoals (our staged vacant) listed for $650,000   sold price $650,000 

396 Tidal Reef (occupied) listed for $599,000  sold price $575,000

 

Looking at the numbers, what do you notice about our staged property?  RIGHT!  Our staged property was the only property to receive a full price offer!  In case you don't recall, the staging fee for this home was less than $3000.  This is why we say, staging will pay for itself in saved carrying costs or higher offers.  Our statistics keep showing this is simply a fact!

Sometimes I think I am the only one in real estate with a phone, when other agents never call back.

John - I think I'm confused... but you are right, too many people never call back!

Bevin - I know.. how much do I love the numbers we've gathered this week?  Black and white proof... exactly what agents and homeowners want to see....

Marci - Just as with the blog I did yesterday, An Exact Property Comparison - The final numbers it seems that the savings to this client was still in the $15,000 - $20,000 range when you see how much less the non-staged properties were offered. 

Someday more agents & homeowners will get it.... until then we'll just keep producing the numbers for them.
