We went to the brink of foreclosure, but didn't go over the edge, getting an acceptable offer just days before foreclosure.  The bank's reps canceled the foreclosure THE MORNING OF the Warren County Sheriff's Sale.  Yes, it was THAT CLOSE!  Having that adventure makes us happy that we have a real estate attorney as part of our short sale listing team! 

Tim Abbott (our real estate attorney) handles the negotiations with the bank and we handle the marketing, customer relationships and all inquiries on the home.  Once we have a valid contract, Tim takes it to the bank and works with the bank to gain that precious third party approval, and this one couldn't have been smoother!  We went from waiting for a negotiator to be assigned to notification of offer accepted with all terms as is!  Other than waiting for the USDA loan completion so a closing date could be set, the entire transaction was easy peasy for all involved!  Happy seller, happy buyers!

Well done BLIz, having a team of knowledgeable people working the deal does help the flow. My issues are when the seller wants to use a lawyer friend of the family with no experience in short sales.

John, Fortunately we got the offer in hand late the week prior, but Tim had to get it in the hands of the right person at the bank to make sure they'd hold the gavel for another day!
