Why don't Short Sales get marketed the same way as regular sellers?


This has been a pet peeve of mine for the last few years with many nice Schaumburg short sales notshort sale,schaumburg short sale, being marketed even 10% of what they could or should be. Very nice homes are sitting on the market because of a few listing agent short falls:

1)  Lack of pictures showing the home's best features
2)  Lack of staging advice not making the home show attractively
3)  No internet marketing

If the listing agent doesn't feel that the home is worth the effort of complete marketing why should a buyer take the time to look at it?  No effort is made to give the buyer any updates, features, benefits in the MLS which is the main selling catapult of a home.

I simply won't take a Schaumburg short sale listing that I can't market and show to it's best ability.  My short sale sellers get the same great treatment and benefits that ALL my sellers receive.  

Just because it's a short sale why would a seller expect less performance or less results?

Lyn-   I wonder that myself.   I've asked agents here about some kind of staging for their properties and if it's a short sale they just assume that no one would want to pay for it.

Lynn 100% agreed.  Short sales should marketed like any other normal sale including pictures, video, internet marketing the whole 9 yards.  As for staging...that might not happen as sellers typically are in a tight spot financially. In our hot market  mid to low price range short sales sell very quickly - within hours/ days with multiple offers. This is most likely why we won't see a lot of marketing on them.  Here and sold in a minute.

Lyn, It's still our name on the sign in the yard, so it gets our best.  You never know who is judging the listing agents work, whether a potential buyer or a neighbor thinking about listing their home.  They know halfway efforts when they see them.

Lyn, Your comments are right on target. After all, these clients have a very significant interest in getting it sold as a short sale rather than the alternative. Granted, the seller is not going to receive equity, but unless it is sold through a short sale, they may get a "ding" to their credit that will last much longer than a short sale.  CERTAINLT THAT is worth substantial seller work and prep if they can't do the staging deal. REALTORS are the ones that should make this happen in the best way possible.

I believe that many agentsstill think that the house will sell itself.  But if there are a lot on the market...you need to get your listing out front!

Brad:  You would think that is the case but there are pictures in the MLS that show otherwise. I'm shocked that the listing agents never give the basic information on how to get the home sold.

Kathy:  Ok, maybe not hire someone but at least give it a go & do the basics like decluttering.

Anna B:  We don't currently have that problem here in my area but I can see in a quick market how agents might take short cuts because they can.

BLiz:  Me too, it's 100% for everthing I list.

Chris Ann:  Some people even market different by price, not me.  Thank you!

Bill:  It's not a hot market here yet but at least point out the home's basics like roof age, furnace age - the basics that buyers want to know.  Instead the entire MLS listing form is filled out with short sale offer information which everyone knows by now.

Hello Lyn,

I see the same points you've mentioned and hate to think that any agent is spending less time or marketing dollars on them.  Every property listed deserves the same attention to detail with quality photos, well written descriptions, and full internet availability.
