One of my favorite questions is : So... I hear and read the real estate market is improving....why ???

Here are my top five answers to that question !!!

1.) Inventory of Homes Available Is At a Record Low !

The supply of houses for sale is at its lowest point (4.4 months) since May of 2005. The current month’s supply is down 21.6% from the same time last year. Historically, inventory increases dramatically in the spring. Selling now when demand is high and supply is low may garner you your best price.

 

2.) Demand Is Very High !

A most recent study released by the National Association of Realtors (NAR) showed that annual sales in 2012 increased 9.2% over 2011. This is holding true for 2013. There are more buyers then homes available..driving up prices.

 

3.) New HOME Construction Is increasing !

The smart builders are on a fast track to build inventory homes. These inventory homes are being sold quickly ( low inventory again ) They have buyers on reservation list. Builders are once again rasing their prices every few weeks..WHY ? - because they can !

4.) Interest Rates Are Holding- but for how long ??

The Interest rates are remaining around 4% . The rates may sneak up a percent this year. This is another great reason buyers are moving now, to take advantage of the lower rates !

5.) Home Prices Are Rising !!

The combination of the first 4 answers is the reason our  prices are heading up and will continue to increase. Again, this increase is motivating buyers to act now !!
