Living in the Gulf Coast, if you are near the beach--you are near a railroad. From talking to many property owners near the railroad--I find they claim it doesn't bother them.

From prior research on a different type project I have found that many people love railroads and love living near them. I would like to hear your experience in listing properties near railroads.

I remember right after Katrina, it was so quiet with the railroads down and the bird life gone. I couldn't believe it when I read a "Sound off" and an elderly gentleman was complaining that he could not sleep without the sound of trains.

I grew up in an oil refinery town in North Texas. Sometimes the smell was horrible! My mother, always the optimist would remark that smell was the smell of money:-) . I guess we could say the same about railroads because they are closely tied to the financial well being of an area.

Now for fun--if you are looking at a Long Beach Property Listing that reads, "walk to the beach" you can assume you are near the railroad.  A plug for the RailRoad--It saved many of us who live near enough to walk to the beach.

Suzi - I love trains and once lived right to the side of the tracks.  The sound of the train coming through was great!

I'll tell you, I live on the corner of a main road.  I fenced in the side yard and it does provide a noise shield.  I don't really notice the noise any more.  Mostly I'm not outside during the morning and evening rush - which is also a factor.  But I find that people tend to adopt to their environment.  I almost regard the traffic as "white noise" now.

Ruthmarie and Joseph--its so nice to hear from you. Could you do a blog to add to the rail road group? Either your personal or professional experiences would be appreciated. I know there's got to be more agents dealing with railroad properties. I just need to find them---But, I don't think I should devote a lot of time to it.

At one time I was thinking about specializing in RailRoad properties, then realized that would be close to redundant in my area. I could also see all kinds of negative connotations arising given the human propensity to twist things, especially in our era... I see it now

Hi Suzi, I have a listing a few hundred feet from the tracks. So far it seems not to be an issue with showings. Time will tell.

Great. That's good feed back. Do you feel that the value near your tracks is as high as the value away from the tracks?

There was a Harvard Study done, which showed that truck drivers had higher blood pressure with higher pulse rates during sleep causing illness. Trains which pass periodically did not have this same issue, but often did break up the sleep patterns, it is something that your body will get use to over time, The old man you mention is a perfect example of how that works. It is like sleeping with a clock that chimes the hours that go by. Lance
