The competition for apartment rentals is getting stiff in many areas of Rancho Cordova and the surrounding communities. Apartment vacancies are high and the management is scrambling to find an answer to this problem. The first knee-jerk reaction is to lower the rents, offer free rent for a month or some other give away item. This may work for a while but the savvy managers are trying new “added value” solutions.
Many of the apartment communities in Rancho Cordova are in this high vacancy are older than and not as modern as the new communities in the neighborhood. There are many things that management can do that will help draw new tenants to move in. Many of these we may take for granted, but you may be surprised how often these items are not included in the apartment.Here are a few examples that we have been a part of in the Sacramento area.
Add a Dishwasher
There are many apartments that are 40+ years old that do not have dishwashers. In many cases, a dishwasher can be added near the sink with minor changes to the cabinets - you would lose about 24” of cabinet space. Water supply, drain line, and power are usually close. The cost would be about $300 plus dishwasher.
Washers and Dryers Inside the Unit
Many owners have found ways to add clothes washers and dryers within the unit, no more carrying the clothes to the laundry rooms. Because of limited areas for the new machines, a stackable unit is common to see. These can be alittle bit tricky because of the exhaust vent, power, and water may be hard to get installed easily. The costs vary, but for about $800, you can have a happy tenant.
Installation of Microwave Ovens
Microwaves have gotten very inexpensive; the trick is to get it installed. Many apartment owners in Rancho Cordova are installing the microwave units in place of the exhaust fan over the stove. Depending on the floor plan, getting power to the unit may be simple, and costs about $200.
These are just a few of the things the owners and management are coming up with to attract tenants to their apartment community. Keeping the tenants satisfied with where they live is important to long-term leasing. Adding value in the form ofconvenience and economy may be the best solution to filling those vacant units.
