Town of Parker


The Town of Parker is Southeast of Denver approximately 30 miles.     It is a quaint town that is commonly called a bedroom community.    It has the small town feel, yet has lots to offer.      The Town of Parker is approximately 20 square miles.



Home sales in Parker for the month of January showed sales with an average 82 days on market (increase from December’s 76 days).    The average sales price was $343,601  (an decrease from $315 from December) and sellers saw 98.08% to list price.     There were 103 properties sold (from from 140 in December) total sales of single detached family homes.   Real estate in Parker is starting out well for the New Year.!

Sales from $500,001 to $999,999 - 9

Sales $1,000,000+ - 1


Views in Parker

 

The highest priced home sold in the month of January 2013 was $1,091,336 and was new construction by Celebrity in Pinery West.   This new home has 5 bedrooms, 7 bathrooms,  3 car garage and 6,174 square feet on 1.48 acres.    The new buyers enjoy the the custom kitchen and finished walk-out basement complete with wet bar and wine room.  (No photo) 

 

As of today, there are 275 active detached single family homes of which 10 are bank owned and 10 are short sales.    There are 311 showing under contract/pending.

Joan, even though the Sales Price and Number of Sales are down, and Days On The Market are up, it still seems like a good market to me in Parker, CO.

We have had snow it seems once a week, which does affect showings.     Through the next couple of months it could look like showings/sales are down.   But, wait until April!

Melissa, it was interesting to read this.   Parker is a small community, but close to Denver.

A commuter town is an urban community that is primarily residential, from which most of the workforce commutes out to create their livelihood. Many commuter towns act as suburbs of a nearby metropolis that workers travel to daily, and many suburbs are commuter towns. Commuter towns belong to the metropolitan area of a city, and a ring of commuter towns around an urban area is known as a commuter belt.

A commuter town may also be known as a bedroom community or bedroom suburb (Canada and U.S. usage), a dormitory town or dormitory suburb (UK Commonwealth and Ireland usage), or less commonly a dormitory village (UK Commonwealth and Ireland). These terms suggest that residents sleep in these neighborhoods, but normally work elsewhere; they also suggest that these communities have little commercial or industrial activity beyond a small amount of retail, oriented toward serving the residents.
