Fortune Cookie Wisdom:  Over Deliver, Under Promise

While my fortune cookie message seems to have transposed the order of these actions, I whole heartedly believe and practice the message.  Under promising and over delivering is what I do regularly.  When someone feels you have gone "above and beyond" for them, this is why.  You have probably under promised and over delivered.

I definitely did some over delivering today.  I am whipped.  When a buyer in Gainesville wants to see property, you have to be able to do it THAT day.  No waiting or the darn thing will be under contract.  My buyers appreciate that I am local and mobile enough to accommodate that.  In fact, NOT being local and mobile enough was the reason I hooked up my good friend Susan Haughton with a referral yesterday.

A former client had some of his friends called for help purchasing in Fredericksburg.  There's a couple of problems there:

1.  I live about forty-five minutes to one hour from that area.  I am not likely to be able to work as quickly as a local agent would.

2.  I don't have dual association membership, allowing me access to both lockbox systems like Susan does.

3.  I just don't know that market.

When you explain why you would love to work with someone, but why you are referring them, they are rarely insulted, but appreciative of the honesty.  Heard from Susan today that they are heading out to house hunt tomorrow.  Those buyers are in great hands and will be successful in their house hunting.  Part of great client service is just knowing when you can't meet a need and finding someone that can.  That's a win for everyone.

Chris Ann, you are so right, this is something all professionals should practice. I see agents take listings 4-5hrs away from where they live. How can you possibly service that listing?

Beth:  There's no sense in it.  Saying no and placing a referral is the best course of action for the client in that case, in my own opinion.  And the feedback I get from folks I refer is great, so I have to believe they appreciate the honesty and reality check too.

Hi Chris Ann,  Boy we had one that was 4 hours away last month, It was one of my best friends and I have been to the cabin a number of times.  The listing agent said he did not see a problem, I offer to my friend to find him a agent up there but he said no he wanted me.  It did work out.

It's important to have a geographic limit.  I think if you don't, you'll under-deliver in this kind of market.  And how awesome to know a stellar agent like Susan Haugton in F'burg to refer people to!

Ronald:  Best case scenario for the client, I'm assuming that's what you mean.

Will:  Even for a friend I would not want them to feel I did not do something for them, or did not know something, I should have because it was another locale.  Glad it worked out for you.

Kathy:  I'm not surprised to hear a fellow Rainer on board with this train of thought.

Pat:  The forturne my husband got was another good one.  Might write about that one today.

Coral:  It's as awesome as knowing you in Falls Church and Arlington.  You both do business very much like me.
