Yesterday the lots in Twin Creeks became available!  The traffic in the neighborhood has been steady as potential buyers have been viewing the available lots, which have just been cleared.  See the included pic for a recent sunset photo from one of the available greenbelt lots.  The demand is high for these Standard Pacific and Ryland homes.  If you need a brief update on the lots, check my last post.   I've talked to representatives of both builders and they say they have a long list of potential customers.  Final pricing is out and they will begin building spec homes within the next month.  The style of homes in the Reserve section is a craftsman style and there will be a few $1M homes due to the protected greenbelt views and the country club lifestyle.  For more on the lifestyle, see another previous post here.
 
They have both 90' and 60' lots available.  90' lots are generally hard to find in this area.  
 
The Fairway View office on Grand Oaks Loop is now manned by Standard Pacific and Ryland representatives.  Ryland has 9 condo offerings at the moment to go along with their available lots.
 
Speaking from experience, it's best to not go at this alone.  Tell the builder you have an agent as you'll need someone to look out for your best interests.  I have represented many clients in the past during their building process and I have checklists to use during the process to make sure everything is thoroughly covered.  Builder contracts are complex and you'll need help navigating the intracacies.  You don't have to pay an agent as the builder will compensate us.  Most builders will not discount a home if you do not have an agent.  They are actually happy to have our presence because it means less liability on them.  While the builders representatives are fine people, they ultimately work for the builder and have the builder's interests above yours.

Thank you.  That lot is directly in front of us and we love the sunsets we get to witness.  The activity around here is bittersweet.  While we love our unobstructed vistas, it will be nice to have some neighbors soon.
