A Stitch in Time!

There were several blogs on AR lately that focused on the number of real estate professionals leaving the industry.  Since our Alaska licenses all expired January 31, 2008, I monitored the status of a few.  Some surprised me by renewing almost immediately - I say surprised because many didn't sell anything or at least hardly anything.  There were a few I was almost disappointed to see as renewed but ... that wasn't nice!

I wondered how many people would be leaving the business.  The last several months haven't been easy.  But I do know that if a licensee in Alaska wanted to renew their license, it could be done online.  I did mine several weeks ago.  Amazingly, my new license expiration date of January 31, 2010 showed up within minutes.

Tonight, there are still a lot of people who haven't renewed.  Many are still answering their phones and advertising their listings and services - which is against the law!  They are not licensed to practice real estate as of midnight, January 31.

There are additional fees for activating a lapsed license.  There are also serious consequences for doing business as usual when you haven't renewed.

Why would someone wait until the last minute for something so important?

Debbie, I changed brokers recently and my status was inactive for about a week during the update and I was afraid to do anything business related. I was also very careful not to write anything real estate related here on AR. People do read us!

The ones that practice while their license is inactive or has expired all together are the ones that probbably had alot of bad deals when they were active.  These are the ones to watch out for!  

Here in Oklahoma there is a new requirement for new realtors they are doing an extensive background check with fingerprinting and the works.  If you are active and have allowed your license to lapse or go inactive, even for just a day, it will take a minimum of 60 days to get your license back active due to the extensive background checks required.  Could you imagine not being able to do business for that long!!!

Linda - I'm not sure about Texas law, but in Alaska it's a huge fine if you are caught doing anything real estate related while your license is expired.  You did the right thing!

Kelly  - Yikes!  I do know that once it's lapsed here, you must submit everything in paper format to the commission.  The application, proof of continuing education, everything.  Doing things online is so much more efficient!  For example, no mail is heading to Anchorage today I'm sure because the snow is really coming down and I don't think they are flying today.
