The WISH List when it comes to Buying a Home

 Wish List

What is on your WISH LIST?      

When you start working with a REALTOR®, together you put together the items you hope to include in your new DREAM HOME.    I like to say - put them in order and let’s look at the top 7 on this list.    

 

What is most important

 

Square footage/Style/# of Bedrooms/bathrooms

Location to work/school

Year built/Energy efficiency

Updated & Remodeled      

Size of the yard/does it have views/backing to open space

Garage size/workshop

Walk Score and the ability to walk to a coffee shop, restaurant or shopping?



These items are easily found within the listing on MLS, but when you need a certain flow to a home, size of the master bedroom closet or if the family room has ample natural light will require a visit to the property.     There are times you need to identify which items you can and cannot live without.

Buying a property right now will require a buyer to have a lender letter stating they are able to purchase, and have some patience with the shrinking inventory.     In some areas, once a home goes on the market, there are a multitude of offers submitted to the listing agent and the seller will review on a certain day.    It is important to keep on top of the new listings daily!

I think it is important for buyers in Denver and beyond to be realistic. It may be that their wants are not in their price point.

Nice blog Joan!  It's always helpful to encourage a client to think of those categories.  Oftentimes they don't think of the energy efficiency piece, their monthly maintenance in the home.  Great suggestion!

Wish lists change once buyers go out and kick a few tires.  I've had so many clients tell me they want a single level, and after we have exhausted that market and they found nothing that suited them, they buy a two-level, with all their other wishes ;-)
