Closing Day IS Moving Day...

moving van  Sometimes because work in our practice every day...we  take things for granted.....of course...everyone knows that closing day is moving day...OR..maybe moving day is the day BEFORE closing.  Buyers take occupancy at closing....that can mean 9 am.....or any time during the day

   It can be a challenge to figure out the logistics of moving in and out on the same day with children, pets, a work schedule or two to work with or around...

    Whatever  an agent can do to make this less stressful is greatly appreciated. Giving your sellers a timeline during the transaction....from the date of acceptance to inspection...when loan comittment is due and complete...helps them better understand the process.

   Begin looking at moving day when the offer to purchase is accepted....the best surprise is no surprise and planning ahead means less stress and a better experience for everyone.

These days it is difficult to plan moving day. I had a closing a few months ago where the buyers already had the movers in their house packing fr the move as closing was to be held the following day. At the last minute the lender requested more information and cloisn was delayed by a week. They had to send the movers and reschedle.

I know it's colder here than I like it and I know some people like the cold but if I moved to Wisconsin I would hibernate during the winter months.

Good morning Sally and David,

Moving Day does not always mean it will happen on closing Day in Austin. I'm actually advising many of my sellers to lease back with the buyersfo  a few days after closing with the number of delays going on with the lenders. Generally in our area the seller should be out so the buyer can do a walk through right before closing or the evening before. If there are last minute glitches with the buyer's loan this plays serious havoc if a seller has moved out!!

Logistics when i comes to moving can certainly be a challenge, especially when it involves multiple transactions that all hinge on one another.

I household move can be a very stressful challenge.  Advance planning will remove some of the difficulties.  Getting rid of the unneeded stuff is difficult for many families.

So true. So have you bought a moving van that a seller or buyer that picks you can use? (Smile) See some markets they do that and wonder if the good will, the big advertising placard on the side of the cube is worth the ROI?

This can be a problem especially if one deal must close before the other.  I try my best to get people out the day before but doesn't always work.  There are also insurance problems if anyone stays after funding.  Another point is that people do not realize how difficult it is to clean an empty home.

I think we'd all live with less stress and clutter if we learned to throw out, declutter, remove or give something away every day. Unfortunately, many don't take this advice seriously enough until they are ready to move and then they struggle because it's so overwhelming.

Settlement day is the day when the seller gets the money and buyer gets the keys. But sometimes we have to  get creative when the actual move takes place.

Tough when movers are there and oops...a delay in settlement. STRESS is high!
