Single Family Homes Decreased Inventory - Pinellas County Florida

Single family homes have decreased in available inventory here in Pinellas County Florida and this graph, courtesy of Florida Association of Realtors, says it all!

Beginning with 2008 and continuing through the end of 2012, the pink graph shows how many single family homes have closed here in our county.

The second graph, in green, shows the median sales price. As you can clearly see, prices are coming back up again!

Now that bottom graph, in blue is the one that is driving buyers absolutely crazy! It shows the total available single family home inventory. Prices are going UP and sellers are aware of it. If they can hold off selling, everyone is doing just that. When a home comes on the market, it doesn't last long with an inventory that low. The days of the buyer's market are GONE.

I am happy to hear your news about the market in your area. we are experiencing the same situation as inventory of resale homes is very low and prices are rising fairly quickly. Buyers had a nice ride but that maybe over for awhile.

This is happening across the country, Barbara-Jo.  Until prices rise considerably for folks to be able to gain some equity, I don't see any big changes.
