I was just thinking about this and read this blog by Brenda Mullen and thought it was worth re-blogging. I have reduced my commission at least twice in the last month and I am wondering if I should make it the last time for 2013. I am sure it won't be as it is the nature of this business to take a hit here and there to close.

When you start the process of selling your home, you may start off like most do..looking for a qualified Realtor® to list your home. This is a good first step. An agent will come to your home and discuss with you various ways they will prepare and educate you to get your home Sold in the quickest time possible, for the most money and with the least hassle.When the agent finishes, most likely one of the questions that you are going to ask the agent is "how much is this going to cost me?" Many times the answer will be a certain percentage of the sales price. This is typically how San Antonio Texas Realtors® get paid, on a commission based compensation model.The commission based model leads many to believe that as Realtors® we earn too much money. Some have no problem asking a Realtor® to reduce our fee leading to an incredulous Realtor® who tries desperately to let you, the home seller know, how hard we work to earn our fee and also let you know how much of that fee we share with other agents and our brokerages. Or, just a flat out no which may make you the consumer angry and confused.Well, I would like to clear some confusion up. The reason we charge on a commission based model is due to risk. We get paid on a contingency basis. Meaning that if we don't sell your home, we don't get paid. A commission based model has us, the agent, assuming all of the risk and for that risk, once we sell your home, we get paid what one may consider a decent fee. Now, of course, how decent that is depends on what we spend on marketing and how much time it takes to sell your home and how much of that we get to turn over to our Broker. Also, let us not forget that we needs to pay Uncle Sam on every dime we get.However, there is another way and I know you may be thinking, oh the flat fee way. There is that. A traditional flat fee brokerage offers you a very cheap way of getting your home listed into the MLS. Now, this business model has you assuming all of the risk, but for a very small fee. Some times, as home sellers, you may feel as though this is your only option and on the surface, it may look like a good one. Hey, just pay a couple of hundred dollars and sell my house and keep all my money. Well, you may think that there is no risk in selling your home, but there is. Selling a home isn't like selling something at a retail store or even like selling a car. With selling a car, you find a buyer who hands you some cash and you go down to the DMV and turn over the Title. One would think it selling a home is just as simple, but it isn't. There is a lot involved with selling a home in today's San Antonio Real Estate market.What's my point? The question is, "Will you reduce your commission?" and I say how about I show you how we can share the risk of selling your home? I am an Accredited Consultant in Real Estate, ACRE® and as an ACRE®, I have a business model that allows you, the home seller choices on what services of mine you want to use (a menu if you will). Perhaps you feel that you can find your own buyer and do some of your own marketing but all you need is someone to help you price your home and make sure that once you find that buyer, the deal goes all the way to the closing table. Perhaps you want some marketing, but only in certain places and you want representation and negotiation. I can't list all of the services right now, the point is, is that there are several options available to you.You may think that this is another flat fee service and it is not. Why, you may ask? Well...typically, flat fee services come with no representation for you. You pay a certain fee and you will get certain items, but none of them will come with actual advocacy for you. There are even some flat fee models out there who state that for a fee, they will explain the contract to you and you may think that this is representation, but it is not. True representation is someone who will not only explain the contract to you, but help advise you on the best course of action based on your needs and negotiate for you. All of my service options to you will involve this. Hiring me as your Accredited Consultant in Real Estate involves you pay a consulting fee and choosing what options you would like to have in the sale of your home. By the way, the traditional commission model is still an option for you to choose. Perhaps you would like it better if I did assume all the risk of selling your San Antonio Texas home.
