I looked up the mls for real estate activity in Upper Southampton township in January 2013.

I looked for residential listings sold in January . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 5 homes that settled in January 2013.

The average original list price was $ 295,900.

The average last list price was $289,520

The average sale price was $279,600

Highest sale price was $465,000

The lowest sale price was $138,000

The average days the homes were marketed was 73

The average settled price to original price ratio 94.27 %

The average settled price to last list price ratio is 97.54%

The homes were priced high and sellers had to reduce price as seen from ratios.
