  • 63 single family homes sold in January 2008 compared to 113 homes sold in January 2007
  • Average Days on Market are 153 days in January 2008 compared to 113 days in January 2007
  • On average, sellers are getting 94.18% of their list price in January 2008 compared to 96.22% in January 2007.  Buyers making offers much lower than this are not as likely to get an acceptance on a property in good to excellent condition.
  • Average Sold price is $227,087 in January 2008 DOWN from $247,965 in January 2007
  • Average median Sold price is $190,000 in January 2008 DOWN from $220,000 in January 2007

Donna, I am still unfamiliar with market reports and although the prices are down somewhat, it doesn't appear to be much.

Carole:  Not too bad overall especially compared to other areas.  It's a good time for buyers who want a 2second home or a future retirement home in the mountains to buy now.  Prices haven't been this low in years and appreciation rates are still going up.  Thank you for your comment

Hi Keith:  So good to hear from you.  Thanks for your comment.  I've tried my best to figure out how to make the charts clearer once they are imported into AR but just can't quite get it figured out.  I have one more trick to use next time a post a chart and if that doesn't work, then I'll have to take my problem to the AR community for expert advice.  Glad to have you back.
