Closed Sales continue to rise in Carmel, up 8.7 percent in January 2013 as compared to January 2012 and up 18.3 percent in the quarter ending in January 2013 when compared to the same three-month period last year. And while the number of Closed Sales keeps climbing, New Inventory keeps shrinking. New inventory in Carmel decreased by 9.7 percent in January 2013 as compared to a year ago, and by 11.8 percent in the three-month period of November through January.

Increased buyer demand and decreased inventory signal that the Carmel real estate market could already be shifting to one that favors sellers. According to a report by the National Association of REALTORS, much of the country has already transitioned to a seller's market, and there's no reason to think that Carmel, the Best Small City in America, will be any different!
