Home staging is a great way to help your home sell faster. What is home staging?

Home staging is the process of improving your home’s look and feel to make it as attractive as possible to the greatest number of potential buyers. Home staging ideas can be incredibly simple or can require a lot of work and energy. It’s up to you how far you want to go.

The suggestions we give you in this tip are designed to give you a range of possibilities – from easy ideas you should definitely do, to intense tasks that take more time or money.

If you want to sell your home quickly, you may not want to make major improvements. However, it’s important to remember that the better your home’s staging, the more quickly it will probably sell. If you’re not sure how much staging is right for you, please ask us. Our staff at AJ Ackerman and Associates can help you figure out where to focus your efforts. We’re experts at what makes the most impact on potential buyers.

Staging Tip #1: Clear the Clutter

Definitely: Remove knick-knacks from countertops and make sure nothing is lying on the floor. Make all the beds. Clean frequently.

If Possible: Get a head-start on your next move! Box up personal items and leave your rooms looking like a hotel. They don’t need to be completely empty. For example, a nice flower arrangement on a dining room table is a bonus. But be sure to remove anything that isn’t making your home look its best.

Extra Brownie Points: Rent a storage locker. Store your excess furniture and possessions there – it will make your home look much more spacious. Buyers are always concerned about the amount of storage in a home. By emptying out your own items, they will be able to see that lots of space is available.

Staging Tip #2: Landscaping and Curb Appeal

Definitely: Pull weeds, mow the lawn regularly and remove any dead plants or shrubbery.

If Possible: Add brightly colored plants to flowerbeds. Pressure wash your driveway and sidewalk. Add fresh mulch where needed.

Extra Brownie Points: If necessary, lay down new sod. If your house hasn’t been painted in several years, choose a neutral color for a new exterior paint job. Trim trees.

Staging Tip #3: Overall Appearance

Definitely: Clean windows and turn on all lights. Buyers hate dark, cave-like homes. Don’t be afraid to throw the curtains open! Move furniture if any areas look crowded or if they block the natural flow of a walk-through.

If Possible: Paint the walls in a neutral color. If sofas or couches are in bold, loud prints, consider investing in a slipcover.

Extra Brownie Points: Rent furniture if essentials are missing. An air mattress on a frame can be a “stand-in” for a regular bed. Buyers like to see the purpose of the room, rather than looking into an empty space. If it’s in your budget, you could even hire a professional home stager.

Savvy home sellers know that home staging helps sell homes faster – and at a higher price. Don’t hesitate to ask us for additional home staging tips after choosing us to help sell your home.
