Little Egg Harbor Homes for Sale - Little Egg Harbor Housing Market Report - January, 2013

By
Real Estate Agent with Keller Williams Realty - Atlantic Shore

Asking prices for Little Egg Harbor Homes for sale took a dive in January.  I think that you will see this decrease in median sales, as storm ravaged homes come on the market.  This is a Jersey Shore investor paradise!

Laura,  it is so interesting to read the stats for Jan. '12 & Jan.'13. Though the DOM are shorter for '13, they have the lesser $$$ amounts to deal with.  Must state however, with all the weather-related attacks you have suffered in your area, 2013 does seem to be actually picking up at tad.  Hope that you too are experiencing this same 'picking up ' in your business.
Take care.  Spring is coming sooner rather than later and so is Easter.

Laura, My biggest concern is that many agents are listing properties that were severely damaged or condemned as Residential instead of land. They state in their remarks that it's a great location to build your new home. When these sell and the agents report them as sold it is going to drive the residential prices down substantially, especially in the Electronic Valuation Models. What are your thoughts? Maybe the BOR could post some suggestions to guide agents in the category these properties should be listed.

You raise an excellent point Bill.  I'm going to discuss this with the OCBR, do you know how Atlantic is handling this?
