Touted as a "GREEN HOME" but they forgot to add something. Not good.

This home is touted as a Green Home. This means the home was remodeled to meet the GREEN definition for energy conservation.

At Desert Sun Home Inspections and Energy Audits in Carlsbad New Mexico, I see this all the time.

There is a criteria you need to follow. I think this flipper just wanted to add it to the wording of the home's marketing. This way the home would seem more appealing to the general public as an energy efficient home.

In this case, it was not the case. There are a few things that the flipper needs to do to meet the Green home status symbol.

Lets take a quick look at the attic where energy loss is at the highest for a home.

Missing insulation down middle of attic.

There is a lot of "missing insulation" in this attic. Too much to not notice how much is missing.

Then there are the issues of the dropped duct work within the hallway. This means they ran the duct work lower than the rest of the cieling an the hallway is about one foot lower than the rest of the home.

This is generally not an issue. But in this home it was. The walls on the right and the left of the dropped duct work was left open and exposed to the attic tempratures.

Open sidewalls to ducting in attic.

Not a good thing when you want to tout a home as a GREEN HOME.

Remember, if you as a Realtor want to tout a home as a GREEN HOME, then make sure it's ready for the market as a GREEN HOME. Get a Home Inspection/ Energy Audit.

It's agood thing these descriptions can't be used for realtors advertising or we would be peppered with them,...or is that mushroomed.

Another case of Greenwashing. This is exactly the thing that gives Energy Efficiency a bad name. People need to ask for documentation to prove the home has been retrofitted properly from a qualified Rater.

GREEN CERTIFICATION.

Just saying the home is GREEN is not enough. There needs to be a Green certification with the home that is presented to the buyer.

Without it, there is no proof the home is a green home.

No the home is not green on the exterior. The home was touted as a green home. I think the flippers just wanted to add a little flash to the marketing. The Realtor who listed the home should have known better.

As a Certified energy auditor, I find it hard to keep my mouth shut when I see this kind of abuse of the words GREEN and CERTIFICATION.

The home needs to be right or it's simply not a green home. Facts are facts.

Yes they are, but when the home is not really a green home, then it can cost more in the future in energy bills.

The realtors should know this and find a solution to getting the home certified as a green home before touting the home on the MLS.

All too often the words are used out of context. There are homes being offered for sale and say they are a Green home. But in actuality the home needs a lot of upgrades to make the list and certification too.

This is so true. The Realtors need to have the home certified before the home goes on the market. If there is no certification, then don't tout the home as a green home.

Good luck with that one. :-( I don't think the locals have a clue as to what is a green home an what is a regular home. Too many variables when touting a green home. Have a certified rater do their job and get the cert, if the home meets the criteria.
