In preparing your house for sale you don't have to break the bank!  Walls don't have to be removed and you don't have to totally remodel your kitchen as some cable shows would suggest.   Kim Gaston, of Colorado Home Sales, has given us 7 fast fixes for selling your home.

It can be as easy as painting dark wall paneling to editing the items on your book shelves.

Seven Fast Fixes for Selling your Home, Colorado Springs, CO.

Preparing your home for the market can be daunting. Trust your Realtor® and your certified Home Staging Consultant to give you the most effective advice. They understand your target demographic and know your competition inside and out.

Market ready homes, sparkling clean, in good condition and priced at fair market value are in short supply right now. 

If your home has a few "issues" that could use a fast, cheap fix. Take note.

 

1.     Dark wall paneling: No one wants to relive the 70’s. Update the appearance with a fresh coat of paint in a light, neutral shade (not white). Ooodles of neutrals out there have warm or cool undertones.  Keep your flooring in mind when selecting and if in doubt, consult your professional home stager.

 

2.    Dark rooms: Remove heavy drapes and valances. Let the sun flood in! Opt for soft sheers or natural, woven blinds. Both are current and affordable, adding texture and interest to ho-hum windows.

 

3.     Mismatched/outdated furniture: Cover with light, neutral slipcovers and pop on some colorful accent pillows that read fresh and current for today. Continue those accent colors (no more than 2-3) in artwork or accessories around the room.

 

4.    Busy bookshelves: Remove two thirds of books and eliminate paperbacks. Create some interest by alternating how you stack (vertical vs. horizontal) leaving plenty of space in between for interesting art objects or pottery. Hang a framed piece of art or a small mirror on the front. This is valuable real estate that should be enhanced, not overlooked.

 

5.     Living/dining combination rooms: To define the function of a space where rooms are not separated by walls, use area rugs to anchor a grouping, but not too big if you have wood floors. A smart, snappy 5’ x 8’ may be all you need.                                                                                                                                         

6.    Take a picture:  Its hard for any seller to put themselves in a buyer’s shoes, so walk the talk and take some sample shots of your key rooms. Are you excited about what you see?

 

7.     Instant curb appeal: #1 tip, Paint the front door. (I'll post more later on some favorite colors.) Add a fun doormat, kickplate, new carriage light and even out of season, you can still put a pretty glazed pot on your porch with an evergreen or branches. Buying a home is an emotional purchase. Entice your buyer to come see what’s on the other side of that front door.
