How Many Houses Do You Want to Look At?

Dear Mr and Mrs Buyer,

What is your goal? Is it to find a home that meets your needs or is it to look at houses?

Do I sound sarcastic? I don't mean to be. Your time is valuable, just like mine. We can spend our time much more wisely if we prepare and strategize before we climb in the car.

Yesterday I talked about doing some research and having realistic expectations. Today let's talk about the buyer's counselling session you should have with your agent before you start looking at homes.

Sometimes figuring out what a buyer wants is a little like being a detective.

I worked with one couple for 9 months before we found them a house. It was early on in my real estate career and I didn't think we were ever going to find their home. I felt like every time we looked at homes their criteria changed, but in reality I wasn't asking the right questions.

You can help though. Make a list of everything you want in a home. Everything. Don't leave anything out. This would be your perfect home.

Now go back and look at your list and ask yourself what is it about that particular feature that is important to you. For example, if you said you want a large kitchen, what is it that makes that important? Is it because you cook a lot or is it because you want there to be room for lots of people in the kitchen? Perhaps you don't like being alone in the kitchen while everyone else is gathered in the living room. In that case a kitchen that is open to the living area may be the real desire, not necessarily a "large kitchen." See what I mean?

So revisit your list and ask yourself, "why do I want this?" 

Okay, the list is done, it's time to look at houses right? Slow your horses Hoss. We aren't quite ready yet.

Great job.  I think that most of us have at one time or another had a client as you describe.  And, it was, unwittingly, our fault because we had not been trained, yet, how to do a proper buyer interrogation, I mean interview.  As Realtors® it is our job to find out anything that will aide us to find the perfect house for our buyers, not go out and window shop until we finally find the right house.

Hi Rick,

If the buyers would do a little research on the homes they think they want to buy. It would save a lot of heartache for the Realtor.

I'm sure they know, but many just want to see many homes for the heck of it. Even if some are outside the price range they are willing to spend.

Have the priories set in place before showing homes. Then the transition from buyer to sold will be a lot easier.
