I know you've seen numbers rolling in this week for us.  We are so thrilled and proud of them.  I blogged yesterday morning about one of our properties, 300 Shoals in Mt. Pleasant that sold & was the only home in the neighborhood to have received a full price offer - this probably saved their client around $20,000 when veiwing the other comperables in closings.....

I did what I always do and sent an email out to other listings in the neighborhood advising of our success... the listing agent who used us for this property also has another listing that she has been trying to get staged.  (The homeowner just doesn't want to part with the $3000 it will cost them - can I sigh loudly here?)  I copied her on my letter to the other listing agents and this was her response to me today..

Melissa, I just saw the Pomilla's this weekend and told them that I knew the staging helped sell this property!! The buyers even commented on the staging. Just so you will know, I had a full price back up offer as well. Three offers were on the table at the same time!! Great job!! Elise

Stats - a great thing... agent testimonials, another great thing!  When you get them together like this it is like Christmas all over again!  Just for a refresher, here are the stats for this home....

336 Tidal Place (vacant home) listed for $879,000    sold price $850,000 

300 Shoals (our staged vacant) listed for $650,000   sold price $650,000 

396 Tidal Reef (occupied) listed for $599,000  sold price $575,000

Kathy - You are most welcome! I actually shared that sometime back & it is very effective.  What better tool could you show other agents than showing them that you were able to sell their competition's home... wouldn't they rather you sell theirs?

Kathleen - Thanks!  We do this after every contract and then again after closing.  We almost always pick up a new staging job.  After all, when you can show why one property was chosen over (theirs), they pay attention (well, sometimes anyway).
