I Can’t Help You if You Ignore My Advice
I can’t help you if you ignore my advice. Do you ever find yourself with people who ignore your advice or worse, don’t even hear it? I have, it’s frustrating and counterproductive for everyone.
Client: “I have chosen you as my agent because you know a lot about the business and have been very helpful to so many others.” Me: “Great, let’s get started.”
Me: “You should get pre-approved.” Client: “No, I’m not ready yet.”
Me: “You should clean up the house to make it presentable.” Client: “No I have to live here and if they don’t like it tough.”
Me: “You should leave during showings to allow the buyers to relax and take in the house.” Client: “No, I have to be here, they may mess with my stuff.”
Me: “You should let me speak to the agent or the owner, I represent you.” Client: “No, he is very nice and helpful to me.”
Me: “You should use one of my recommended inspectors; they do great work and have outstanding reports.” Client: “My friend told me to use this inspector, I will use him.”
Client: “This is the perfect house let’s write an offer” Me: “I can’t you don’t have the pre-approval and haven’t met with a lender.”
Client: “Why doesn’t anyone write an offer for my house” Me: “It’s messy and you follow them around acting like you don’t want them there.”
Client: “Why can’t I get my price on this house” Me: “Because you already told the seller you’d pay more.”
Client: “My inspection report didn’t find some problems I discovered when I moved in.” Me: “My inspector checks on those things, the one you choose didn’t.”
These are all based on experiences I’ve had with buyers and sellers over the years. I love what I do and I know how to accomplish your goals… if you let me. When you ignore my advice or do the opposite of what I know is best, I can’t undo what’s already been done.
I’m not opposed to hearing other ideas. I learn from and adapt new concepts all the time. But I apply the ones I have confidence will work.
If you want to buy or sell, I know the best strategies, practices and vendors that have been tried and proven and work, PLEASE let me help you….Take my advice. In most cases, I’ve bought and sold more homes than you, your friends, your uncle and brother-in-law combined, and I really want you to do well and be happy when we are done, but I can’t help you if you ignore my advice.
