Alpine has been experiencing extremely low inventory as of late. Of course almost all of San Diego has been. We have been holding steady at around 40 something houses for sale in Alpine for the last few month.
In those same months one of Alpine's favorite neighborhoods, Palo Verde Ranch has seen a huge reduction in it's active inventory. Right now, there are no Rancho Palo Verde Homes for Sale. NOTHING!!! There is one house on Via Viejas that is in escrow, but I don't see much danger of it falling out of escrow.

Where have the Palo Verde Ranch Homes gone? Well 4 have sold in the last 3 months. Infact 3 have sold since the beginning of the year. That put us on track to sell the same amount of houses in Palo Verde Ranch as we did last year, which was 14, if not more. That is of course if there is something to sell. If we keep on this track of having nothing to sell. We might not see the same numbers as last year.
The average Palo Verde Ranch sale price was 528,000 in 2012 and so far this year is $454,000, which was brought down dramatically by a Bank Owned Palo Verde Ranch Foreclosure. It was the lowest price sold of both years and needed substantial work including finishing 2 bathrooms and supplying kitchen appliances. The buyer was also represented by the listing agent, so that could have contributed to the lower price as well.
There are a few homes that were taken off the market during the holidays. Now hopefully they will consider partaking in this excellent Seller's Market.
What does this mean if you are looking to buy in Palo Verde Ranch?
You will be waiting a little while as we coax people that now is a great time for them to sell. Patience and persistance is the key here.

There is little or no competition. You do have one of the best neighborhoods especially as the days are getting warmer and the Palo Verde Ranch lake is more sought after. We all no the Economic Law of Supply and Demand. When supply goes down, prices go up.
