There are always others and everyone’s situation is different so these are the most common questions I have received about handling showings of your Pocono home.

Q. How will the showings be handled?

When an agent wants to show your home they will call our office and advise us of who they are, what company they work for, and the date and time of the showing.  Our staff will then follow the directions you have given for setting up the showing, whether it be to call you to advise you of all showings or just send you an email.

It is important to have a record of all showings, and that is one of the reasons we insist upon it being done this way.  If you have not received advance notice of the showing and someone just shows up, unannounced at your door, do not let them in.  Advise them that they must contact our office first before they can show the home.  Safety First!

Q. Do I have to leave the house for all the showings of my home in the Poconos?

Yes, if at all possible, it is best that you leave the house for all showings.  Many Buyers are intimidated and unable to place themselves within the home freely if the owners are home or are “hovering.”

We greatly want them to be able to place themselves freely within the home, to give them the freedom of thinking about what it feels like to be there.  We want them to love the feeling they get when they come in to your home and therefore have a strong desire to put an offer in on your home!

Q. Is it OK to turn down a showing?

It is OK to turn down a showing if you or a family member are ill otherwise - NO.  You never know when that Buyer is going to be the right Buyer for your home so you do not want to miss any potential showings of the home however, we do not want to make them ill either so if someone is very sick with something contagious like the flu, please ask them to reschedule due to those circumstances.  

If you have Company and the showing comes at an inconvenient time, perhaps everyone can take the Party outside during the showing or perhaps that would be a good time to make a trip to the Mall or go see a Movie.  You need your home to be as accessible as is possible.

Q. What else should I do to prepare for a showing of my Pocono home?

Some of the most promising suggestions are to bake a loaf of bread and have many of the lights on.  Pleasant Aromas can have a positive impact on people (not overwhelming Aromas). Don’t you just love it when you walk into a home and smell a fresh batch of cookies baking?

  • If you have “dark areas” of the home, add an extra light to that area and have the light on for the showings. 
  • Litter boxes should be seen only (if it is not possible to put them away), not smelled before you see them.
  • All pets should be contained or removed from the home for the showings.
  • Childrens toys should be picked up and put away as much as possible.  We do not want someone to fall and get hurt tripping on a toy.
  • Sidewalks/walkways and driveways should always be clear of snow and ice.  Don’t let accidents happen. Safety First!

Hi Joan, Yes, it is. Your home may be beautifully staged and crisp and clean but if won't do any good if the Buyers cannot get in the door, and then be left alone while they are there.

Hi Liz, It is that. Thank you! We have more cloudy days here than sunny days so leaving a light on is an excellent idea and do all those curtains and drapes really need to be closed - open it up and brighten it up and really "present" your home in the best light possible.
