I wanted to share with you Ka Malanai. This is a NEW condominium complex that is in the process of being built in Kailua. It has just broke ground about a month ago. I've known about this news of a new condominium complex building for several years now. I have a laundry list of buyers who would like the opportunity to purchase these units.

Why is it in such a large demand? Well Kailua is a small town that has hardly any vacant land available to build beyond a house or two here and there, no less a NEW condominium complex such as this. The location is right in Kailua town, just blocks away from Kailua Beach. The location is prime!

Estimated price range that has been revealed to us realtors in various regional meetings will be units starting at $400,000 to $800,000. They say that there will be limited amenties, so I anticipate that the maintenance fees will be reasonable.

There is such a demand for selling these units, that they anticipate selling the units via by lottery.

I have copy and pasted their link so you can hear it from the horses mouth. As you will see, their website isn't as up to date as some of the information I have just shared with you, but there is valuable information below if you are interested in details of their plans.

Where will Ka Malanai be located?
A: 
Located along Kailua Road, Lanikai direction from Macy’s and Starbuck’s in downtown Kailua, and opposite the Kailua District Park.

A total of six four-story buildings, where the bottom floors are parking, and planned as three combinations of two buildings that together form a horseshoe shape, so that generous courtyards and landscaped areas are created in-between them.

How many homes will be built and the size of the home?

153 condominium homes, each being single-story unit. One to three bedroom units, ranging in size from just under 800 to over 1,800 livable square feet (excluding lanais).

Will there be amenities?

Common area amenities will include the landscaped courtyards, barbeque and leisure areas, mail centers, parking areas and potential storage facilities.

What will prices be?

Prices will be established upon the commencement of formal selling efforts.  D.R. Horton sales agents will sell the homes, and we expect to extend typical outside broker courtesies.

We are hopeful that we will be able to start construction later this year.  First homes would be available about 18 months from the point of construction begins.
