January 2013 Homes Sales Report for King County & Eastside Cities of Bellevue, Redmond, Kirkland, Issaquah and Sammamish. January of 2013 King County closed sales were strong up 24.6% from January 2012 (1781 v 1429). The Eastside showed similar sales up 24.8% (619 v 496) The median home price in King County in January was up 12.50% to $315,000 The Eastside showed modest gains with a median sales price up 10.03% to $439,000. Driving the price increases are the continued lack of inventory.

Pending sales across King County have picked up some up 14.85%, and pending sales on the Eastside were up 17.27%. Inventory year over year from last year are still in decline. In January total active listings were down again a 47.65% in King County and down 49.76%(November 2012 47.30%) on the Eastside from January of 2012. Half as much inventory as a year ago!

See the January raw numbers from the Northwest Multiple Listing Service:NWMLS January 2013. Also take a look at the housing numbers for Sammamish and Redmond. In Kirkland and Redmond the Market Action Index(a gauge of market activity) remains strong. For good homes that will sell quickly this is true some area are showing signs of multiple offers! With interest rates in the LOW 4's buyers affordability is at an all time high. Also see the national real estate trends at Realtor.com

What does this mean for home sellers?

With inventory numbers half of last year, sellers have reason for optimism. I would suggest that if sellers need to sell they will find serious buyers out in this market place because historic low interest rates. Price your home competitively. Homes around the $450,000 near the heart of the Eastside and condos around $250,000 should move reasonably quickly.

What does this mean for home buyers?

Don't even think about looking at properties without a pre-approval letter from a qualified mortgage professional. You may find yourself disappointed when you find a really great deal, only to have the seller not even consider your offer. Finding a home you can move into before the holidays may be a challenge. Keep your options open and eyes on the market. If you find something that meets your needs, be assertive, but not overly eager. More inventory will come on the market in April, however more home buyers will be out looking as well.
