It's almost spring time! Here's a look at the St. Clair Shores real estate market for single family homes for the month of February. Closings were down from last month, with only 50 compared to 69 in January, but the good news for sellers is the inventory remains low, making this a Sellers Market and prices are slowly starting to climb back up. The current absorption rate for the past 6 months shows jus a 1.6 months supply of homes on the market. Who would have thought a few years ago that we'd be saying the words Sellers Market in St. Clair Shores or anywhere in Macomb County.


          February Statistics

  • High Sale Price $310,000
  • Low Sale Price $22,059
  • Average Sale Price $74,745
  • Median Sale Price $73,950
  • Average Days on Market 52
  • Median Days on Market 27
  Of the 50 closings in February:  11 were short sales, 12 were bank owned foreclosures and 1 was canal front.
