Woodbury, MN - A Community Profile
Woodbury, MN is a city that is at the top of the list for people relocating to the Twin Cities metro area. Ranked 11th by Money Magazine on the 2012 “Best Places to Live in the US” list, Woodbury boasts many traits that appeal to movers transferring to Minnesota, including; 40 neighborhood parks, 130 miles of trails, various options for schools, and proximity to work, shopping and entertainment.
Located just 10 minutes east of downtown St. Paul, Woodbury is a convenient commute. Other large employers nearby include 3M (5 minutes), Imation (15 minutes), and the Hartford, (located right in Woodbury.) With 4 large shopping centers that include large anchor department and discount stores alike, Woodbury is a shopping destination for the surrounding communities, making it a vibrant hub for the Eastern metropolitan area.
Woodbury is progressive with it’s economic development. Woodbury Healthcore is an initiative to promote Woodbury as a medical destination and to grow health care businesses in the community. A medical campus, anchored by Woodwinds Hospital, brings jobs to the community and reflects the city’s nationally recognized high quality of life for it’s residents.
Speaking of jobs, Woodbury scores high in this area, as well. According to the 2012 Community Development Annual Report put out by the city, the unemployment rate here was 3.9%, half the national average. It’s also the lowest rate since 2008, however the Great Recession didn’t pass Woodbury by completely. The housing market was affected significantly, with a 26% drop in average home prices between 2006 and 2012.
Today, signs of a vibrant recovery are evident. Average home prices in Woodbury have increased by 10.7% in the past 12 months. This is likely due to a shortage of homes on the market. With only a 3.5 months supply of homes for sale in Woodbury, prices are expected to rise as buyers compete for the best homes. In addition, the city has approved 600+ acres for development near Radio Drive and Bailey Road. With plans for 1500 units and retail space that includes a new grocery store and strip mall, the city is confident economic improvement will continue.
Woodbury is served by three school districts; South Washington County School District 833, Stillwater Area Schools (District 834), and the North St. Paul-Maplewood-Oakdale District 622. In addition to public school options, Woodbury also has several private ad charter school options within it’s boundaries and in surrounding communities. Youth sports programs abound, and Bielenberg Sport Center provides a variety of fields and facilities for year round sporting fun for kids and adults.
With Woodbury home prices rising and supply at historical low levels, now is a good time to consider purchasing a home. As the spring and summer buying season progress, prices are expected to rise in this high demand community.
