For the third time in one week I was asked about my MARKETING PLAN...while this is normal when we list homes, AND I EXPECT THE QUESTION, I MEAN THAT IS MY JOB...I am very surprised that folks really depend on Trulia and Zillow for Homes Values and also to find out what is available on the market....
To the shagrin of my clients, I let them know that the two sites, while helpful, are not truly reliable...if you are like me, I defer to the only true source we as agents have, OUR LOCAL MLS...and lets be honest, sometimes that is even a bit OFF...
And so stating "NOT TO BE DEEMED FULLY RELIABLE", I am pretty sure it is a disclaimer at the bottom of both sites, YES?...Or maybe something almost as exact as that....Anyhow, my experience as I have shared with both sites, while helpful are to be taken with a grain of salt...
On any good given day, one site is usually about 5% too high...while the other site tends to be 5% too low...SO YES, TAKING BOTH INTO ACCOUNT...AVERAGE THAT OUT, YOU PROBABLY HAVE CLOSE TO WHAT I COULD HAVE JUST FOUND IN MLS...NOT ONLY THAT BUT ALOT OF HOMES I HAVE FOUND TO BE OFF MARKET FOR MONTHS, OR HAVE SOLD BUT STILL SHOW ACTIVE...FRUSTRATING TO SAY THE LEAST WHEN CLIENTS SWEAR THEY SAW "THAT HOME FOR SALE"
Yep, you did, but it sold in 2009, NEXT?
What has the other RE agents found to be true on these 2 sites? I am curious and welcome the comments...
Lastly, once you get ahold of the client...and say, PLEASE STOP LOOKING AT ALL THESE OTHER SITES...They listen, I mean Real Estate is local by definition(RE 101), Please look only at the info I share from MY MLS! :D
