- Single-family homes closed in February 2013: 14
- Average home sales price: $ 352,296
- Sales price to list price ratio: 96%
- Average days on the market: 96
- Sales currently pending and awaiting closing: 36

The breakdown of 14 South Kingstown sold homes is as follows for the month of February 2013: 8 homes sold under $300,000,5 homes sold between $300,000-$400,000 and 1 home sold over $ 1 million.
Home inventory is again increasing ever so slightly with a 4 % gain and pending homes awaiting closing are at a strong level of volume although they decreased by 12.5% over the prior month.
South Kingstown has been one of the strongest selling real estate markets in South County this past year. And there is no doubt the home sale trend upwards will continue as mortgage rates continue to be low.
However, new changes coming to FHA mortgages will make them more costly in the future for buyers. Time is now to buy a great South Kingstown home instead of sitting on the fence looking at one!
