I Win, You Lose Because You Took Sunday Off.

Everyone needs a day off, I get it. I don’t begrudge any agent for specifying a day during the week that is totally for them. But I win, you lose because you took Sunday off this time.

Sold signI sold one of my listing on Monday. What made this unusual is that the agent never showed it. The buyer was driving around on Sunday and my seller was outside and invited them in to see the house. The buyer loved it. They talked terms, negotiated dates and type financing and shook hands on it.

The buyer then called her agent and said she found a house and wanted to write it up. Now you may wonder who lost. Well the story is that the buyer had looked last week at another house several times. On Saturday late afternoon the buyer had decided that was the house for her. Her buyer’s agent called the other listing agent and told him the buyer had made a decision to make an offer. The listing agent said to just wait that he didn’t work Sundays and it was too late on Saturday so just get it to him on Monday.

Since the offer

could not be presented on Saturday evening or Sunday because the listing agent was checked out, the buyer and her agent decided to wait until Monday to write it up.

But on Sunday afternoon she found my listing and worked a deal with the seller. My seller is a handshake kind of guy and the buyer was a lady of her word. So Monday morning she wrote up my listing and not the other house. My seller agreed to the terms because they were exactly what they had talked about and shook hands on.

The other listing agent called the buyer’s agent on Monday and said do you have an offer? She said she did but not on his house. He asked what happened. She told him he took the day off and the buyer found something she liked better.

Whoopee! I Win, You Lose because you took Sunday off. It could happen to me but I would have asked for the offer then and there and sent it on to my seller.

Way to go, Debbie. We all do need our time off, but when someone wants to submit an offer well all of a sudden I don't need that time off so badly.

It doesn't matter what the reason is or what motivated the buyer...............that agent lost out because he didn't want to work on Sunday.  Simple!  Congratulations on selling your listing.

Make hay while the sun  shines.  There are enough times during the course of a month that we can have off it does not have to be dictated that it is every Sunday.  Maybe there were religious reasons but if thats the case, get a different job.  Good job Debbie.

Guess he never heard of "Time is of the Essence"! I don't work from Friday night until Saturday night because of my religeous observance, but you can bet I have coverage so that if an offer comes in no one is waiting on me. Same would be true for any reason I am not available...you've got to have coverage...people don't expect to work on your time schedule!

Hi Debbie.  Congratulations on the sale!  The agent was foolish to delay the offer.  When a buyer is in a mood to write, it behooves the seller's agent to be ready to receive.  Moods pass, heads get turned.  You never know.

The seller's agent let an opportunity pass him by. IMHO he should have said send the offer over and I will get it to the seller. If the seller took until Monday to respond then it would have been on the seller. As it stood the agent caused the delay and it cost the seller getting an offer and a possible sale.

When asked if she had an offer, she should have said "yes and I just faxed it to another agent."  Like you Debbie, I think people deserve a day off.  But hey, who can have ALL of the business anyway.  Not me.

I understand wanting the day off, but most buyers are looking for houses after "normal business hours" and on the weekends when they have their days off. Maybe next time he should take a Tuesday off ;-)

I can kind of see both sides.  First of all the listing agent should have said "write it up and I'll present".  How long does it take to call the seller and discuss the offer.  But,on the other had, I don't think that was the house for this buyer because she kept looking and found something perfect.  I think she would have bailed on the first offer anyway.  I see a lot of agents with one company that put in their listing agreements "contracts will be negotiated between 9-5 Monday thru Saturday"  It works in this sellers market, but I'm sure a deal or two will be lost.

It's too bad some agents are so structured that they can't make the time. That listing may sit a few more weeks and the seller will want to know why it hasn't sold. So long as they don't try to call their agent on Sunday, they don't work on Sunday

I appreciate all the comments. I agree if the buyer had really wanted the other agent's listing she would have not been inclined to still be looking. Also if the agent that doesn't work on Sundays had taken the offer immediately and it had been accepted then the buyer may have been content to just move forward wiht the transaction. We just never know what a buyer will do when we delay.

What on earth?!? You're right -- we all need a day off but are we really working for our seller if we tell an interested buyer to just wait a couple days so we can have a break? Congratulations to you, your buyer, and seller #2. Here's hoping seller #1 finds him an agent who will work for him.

I'm sorry to say that agent was a fool. What kind of agent tells a buyer to wait? I hope he didn't tell his sellers or they would probably be looking for another agent.
