Now That Our Long Island House Has An Accepted Offer What's The Next Step?

Once we present an offer for our clients,  and we have it accepted, the very next step will probably be the Buyers scheduling an inspection of the house. If the Buyers are getting a mortgage, the lender is going to want to make sure the money they are loaning will appraise for the amount they are going to loan.

 

Here On The North Shore of Long Island, the home inspection usually takes place approximately 3 days after the offer has been accepted. Besides the Home Inspector, the Buyers should be there so that the Inspector can go over any repairs that may be needed, and usually the Buyers agent will also attend. When representing you as the seller we usually attend the Home Insepction on your behalf. You the homeowner is not needed during this process, although no one is going to ask you to leave.

 

Depending on the size of the house or condo, the home inspection usually takes 1 1/2 to 3 hours. If after the inspection the Buyer is notified that corrections or repairs are needed, the Seller must decide which repairs they will complete to satisfy the Buyer's concerns.

The home inspection is to discover items that are not in working condition as far as acceptability of the home. The repairs are usually made before the closing, or at closing a dollar amount may be exchanged to offset the cost of the repairs.

The inspection process is the next step after an offer has been accepted here on The North Shore Of Long Island, and  is designed to give the Buyer a clear picture of what they are buying in terms of the homes condition.

The seller and their agent are not encouraged to be at the inspection in FL, Larry and Sheila. The inspectors feel that they can be more open that way. The buyers should be there.

Great advice on what comes next.  I am very iffy recently on the inspection.  Just yesterday we had lunch with former customers the ones who had the bad a/c that was only "visually" inspected by the inspector.  They recently found out that all of the duct work in the attic had to be replaced for $9k.  It was separated, crushed, missing and full of mold.  I consider that as "visual" mistake but apparently I'm in the minority.  I still say to hire a heating/a/c person to inspect, a plumber, an electrician and a roofer.  For the missing grout in the bathroom shower, do it yourself.

Roger, Both buyers and sellers tend to forget there's lots to ahead after an offer is accepted.

Scott, So much more ahead for both after the approval...

Toni, The inspection that Larry was a yesterdayt, both homeowners and their 2 agents were there also, but most of the tme this doesn't happen.

Roy, Things certainly have changed throughout the years and sellers need to be prepared for all that's now involved.

Kwee, Yes the inspection is just the next step during the process.

Joan, Each area is so different, even the fact that here we must have attorney's for both sides...

Chris/Dick, Getting the right individuals to get the job done is definitely needed. Yesterday, besides the inspector, the buyers also hired a separate inspector to check out any termite damage.

David, Now applying for the loan is the next step here.

Sheila and Larry, that process is similar to ours when the market is "normal" although the seller usually has already  gotten pre-listing property inspection and termite inspection which the buyer has received before their offer.  It avoids surprises that can kill deals.  THANK YOU for the LI map.  This CA guy didn't know Long Beach from the Hamptons.  Seem like many parts of LI are closer to CN than to the City.  That seems very odd to me.  I can drive for 8 hours and still be in CA.

Hello Larry and Sheila, every agent has their own story who should or should not be there for the inspection,  but I want put my two cents in...lol

I love that you make sure the inspection gets taken care of early on just shows how professional you are to protect your Seller or Buyer which ever your working with at the time.

I also insist the appraisal be done early on especially if the home is priced higher than the actual market.
