Some landlords (and PM's) feel funny asking people for their personal information. You have to be comfortable confronting people and asking questions you might need answered so you can complete your tenant screening process.
I also believe in making a copy of their driver’s license. I like to order my tenant credit checks and background screening reports using accurate information. Some applications are messy and it is hard to know for sure if you are spelling their names correctly and the ole’ banker in me likes to order the reports using their full legal name and it is another way to to verify they are who they say they are.
If your applicant is hesitant on filling out a rental application, dont give in to their attitude. If they don't want to complete the rental application that is fine, you do not have to worry about screening them right? They may say "I don't want to share this information" My answer would be "You don't have to, but I cannot process your application if not completed". Throw the ball in their court if they are hesitant that could be a "Red Flag”.
