I have some buyers who have tried to write an offer on two separate homes. The first time around we were waiting on the final approval from the mortgage lender that all was good before writing the offer. Friday we get the call that the buyers are good to go! We set the appointment to write an offer Monday. Monday comes and I find out the home is now under contract. Sigh....that was a really hard call to make. The husband sounded like he was in tears and sounded so heartbroken!
I called the agent and found out they are building the same house on another street in the same subdivision. Ok, all is good again! The clients even get to choose the colors this time! The buyer wanted to go see the lot before we wrote the offer. We drive out and look things over. The lot is not a good lot. He is not happy however the house is the PERFECT house. They love everything about the home. Its THE one. He decides he can deal with the yard, its the house they want. I let the agent know I would be writing the offer the following day. Not so fast.....I start working on the offer and low and behold realize that between Tuesday afternoon and Wednesday afternoon the builder has decided to raise the price...$5000! Now my client no longer qualifies for the home and he heartbroken. Two homes, in one week.
Thank goodness these buyers are willing to look again. Not new construction this time (there is none in their price range now) so we are hoping the third time is a charm! Wish us some good luck!
