RD House is working alongside Seattle Property Management industry groups to support or oppose key issues during this legislative session. Among these are:

 

Opposition to HB 2564/SB 6321- regarding sealing records of unlawful detainer actions (motions of tenant eviction) filed but not actioned. Landlords look for tenants that can pay the rent on time, take care of the asset and be respectful to their neighbors, and unlawful detainer actions can provide a landlord with patterns and behaviors of a prospective tenant and is information many landlords need in order to make an informed business decision about a prospective tenant. RD House Oppose! Sealing these records and denies landlords from evaluating legitimate public records information in assessing risk in leasing to a tenant. We will see our legislators vote.

 

Opposition to SB 6315- regarding “portable” tenant screening reports (tenants obtain once and can self-distribute screening reports for themselves). There is consensus in the industry that not all consumer reports are the same. Some reports are very basic while others supply a great deal of detail about a person including previous addresses, social security number verification, fraud alerts, etc. It should be left up to the rental property owner to decide which company provides the best information relevant to make an informed decision. It also is a factor that differentiates consumer reporting agencies. Further, consumer report must be up-to-date. Information on the consumer report can change daily and sometimes hourly. A portable report is unable to meet that need. To make a sound choice
