If it's there you have to call it. Home inspection 101. Finding issues.

At Desert Sun Home Inspections In carlsbad New Mexico.

We are always asked about so called issues in reports that the buyers and seller don't think are relevant to the home.

Remember when inspecting a home, there are a lot of things to take into account.

I have the motto "if it is there and it's not right, then report it"

I also say this, "It's our job as a home inspector to find and point out issues with a home, even if the buyers don't like it"

It is the way it is. We home inspectors cannot change what we see. Just the way we report to the buyers or sellers.

Take for instance the crawl space access well.

No cover for the crawl space access.

This has no cover and is not protecting the access door from the weather nor the elements like insects or rodents getting under the home.

The home seller was at the inspection and simply said this.

" I don't really think I need the block wall around the access door, I can remove it and then I won't need to install a cover".

I think he the seller is missing the point. It's there. The buyers are buying a home with an access well to the crawl space. Not a home that is going to be modified to help the seller eliminate things they need to do to improve the home for their sale.

Also this home has an garage added to the home. But the builder did'nt move the exterior dryer vent from the side of the home to a exterior area so the vent would vent to the homes exterior and not into the garage.

Dryer vent into garage.

This needs to be moved so the vent terminates to the exterior of the home and not in the garage.

He then looked at me and said this.

"What if we eliminated the washer and dryer from the home?"

"Then we can forget about the vent".

I looked at him and said, "Then the buyers would have no utility room to wash the clothes".

"Yes your right. I need to move the vent"

"Do you know any contractors that could handle such a job"?

I never recommend a contractor.

Don't modify the home if you don't have the consensus of the buyer. They just might back out after all the work you did to the home.

Have a great day every one.

Clint, wowsers, sellers should NOT be in attendance at an inspection!    This should be time for the inspector and buyer to talk freely.    They deserve this time to inspect a property they hope to buy.

Clint: Sellers looking for shortcuts frustrate me.  HA.  Don't waste brainpower trying to figure out how to get out of doing something that should have already been taken care of...just fix the issue!

Hi, Clint - you make some great points.  This illustrates why  I'm leery of "seller fixes."  Unless the seller's hiring a licensed and insured contractor to do the work.  Otherwise, a quick "fix" made by an amateur under pressure can be worse than no "fix" at all.

What an incredible question - getting rid of the laundry room.  Wouldn't it be easier to move the vent?  People are interesting to say the least...

Hi Michael J.

The buyers looked at him like he was crazy. Then I commented the buyers would'nt have any washer and dryer hook ups.

Here is the funny part, the washer and dryer is staying with the home. LOL

Have a great day and thanks for the comment.

Hi Conrad,

Sorry, Next time when I'm inspecting  home for you I could always just send you a "CAKE INSPECTION" just like my competition doe's for his Realtors. (NOT) no way would I overlook items that need mentioning in a report.

Have a good Sunday in Webster.

Hi Patricia,

Modifications to homes are a non stop thing.

A FSBO is even a bigger concern for me as an inspector.

I think the seller thinks that if they don't use a Realtor, they might not be scrutinized as much. Not the case if the home gets a "REAL HOME INSPECTION" by a certified inspector.

Have a great day in Flower Mound Texas.

Hi Adrian,

With my REALLY look the seller has changed the idea of eliminating the washer and dryer to fixing the issues.

All you can do is shake your head and move on.

Have a great day in the greater Seattle area.

Hi Joan,

You know this and I know this but at the last four inspections the sellers were there at the home. It comes and goes, but I don't like to have them around. Even if they are just sitting there being quiet.

Have a nice Sunday in Denver.

Hi Anita,

They just need to take care of the issues. Then the sale will go through. Very easy to get it done. Just do it.

Have a nice day in the Warner Robins area.

Hi Tom,

This is so true. Have the repairs made by a contractor. Then the sellers would have a "fall back position" if there is any issues in the future.

Have a very good Sunday in the Windy City.

Hi Steven,

Many sellers think that f they can candy coat the repairs then it will be O.K. But in the long run the problems will come back to haunt the buyers. Do it right the first time then no issues at a later date.

Thanks for the comment.

Hi Jay,

I think the seller realized what he said just about as fast as he said it. Dumb things are said. Then comes getting the issues resolved.

Have a great day in Northern Virginia.
