If it's there you have to call it. Home inspection 101. Finding issues.
At Desert Sun Home Inspections In carlsbad New Mexico.
We are always asked about so called issues in reports that the buyers and seller don't think are relevant to the home.
Remember when inspecting a home, there are a lot of things to take into account.
I have the motto "if it is there and it's not right, then report it"
I also say this, "It's our job as a home inspector to find and point out issues with a home, even if the buyers don't like it"
It is the way it is. We home inspectors cannot change what we see. Just the way we report to the buyers or sellers.
Take for instance the crawl space access well.
This has no cover and is not protecting the access door from the weather nor the elements like insects or rodents getting under the home.
The home seller was at the inspection and simply said this.
" I don't really think I need the block wall around the access door, I can remove it and then I won't need to install a cover".
I think he the seller is missing the point. It's there. The buyers are buying a home with an access well to the crawl space. Not a home that is going to be modified to help the seller eliminate things they need to do to improve the home for their sale.
Also this home has an garage added to the home. But the builder did'nt move the exterior dryer vent from the side of the home to a exterior area so the vent would vent to the homes exterior and not into the garage.
This needs to be moved so the vent terminates to the exterior of the home and not in the garage.
He then looked at me and said this.
"What if we eliminated the washer and dryer from the home?"
"Then we can forget about the vent".
I looked at him and said, "Then the buyers would have no utility room to wash the clothes".
"Yes your right. I need to move the vent"
"Do you know any contractors that could handle such a job"?
I never recommend a contractor.
Don't modify the home if you don't have the consensus of the buyer. They just might back out after all the work you did to the home.
