Why Should I Buy a House Today Instead of Tomorrow?  I do not ever pressure my buyers into buying a house.  I don't ever ask them if they want to write up an offer on one of the houses they have seen.  I just do not work that way and buyers love me for that and love my laid back style.

I do tell my buyers there are reasons Why Should I Buy a House Today Instead of Tomorrow? when I first start working with them.  The home buyers are naturally interested so they ask me my question right back and are ready to listen to what I have to say.

First, the house may get SOLD to someone else especially on the weekend.  It is common sense that if one buyer believes the price is attractive, is in move in condition, and is in a good location that some other buyer is going to think that too.

Second, there are lender closing costs that can change and increase the upfront closing costs and/or the monthly payment.  For example, in about 3 weeks one loan program will cost about $30 extra per month on the monthly payment and in less than three months a loan program will require PMI (Private Mortgage Insurance) for the life of the loan rather than just until you have 20% equity or more in the property (subject of another blog or just ask me).

Third, as of this morning we only have 393 Lawrence Kansas homes for sale!!  This is down from 1,620 in June 2007. We sell about 1000 Lawrence houses year after year so we do not have enough houses to meet this demand.  Fast acting buyers are beating out the buyers who decided to "sleep on it" or "talk it over".  

Home buyers in today's market need to be prepared to put in an offer on "the" house the instant they see it rather than wait.
