North Kingstown Property Revaluation Letters

North Kingstown Property revaluation letters were received this week by all property owners in North Kingstown RI real estate.  As you may know it is required that a revaluation occur every 3 years for statistical purposes and every 9 years for fullProperty Revaluations in North Kingstown real estate
property re-evaluation in accordance with state law.  This current re-assessment was a statistical re-evaluation based upon market values and current property sales.

This Property Revaluation letter has confused many homeowners who did not look at the bottom part of the letter.  It is in the last sentence that states your old and new assessment.  So make sure you did not throw this letter away but review it closely.

Most North Kingstown homeowners that have been calling me have seen their property assessments decrease.  No time for rejoicing yet since the new tax rate will not be finalized until July of this year.  This property assessment is based upon 100% of the fair market value of your property as of December 31st, 2012.

If you do not believe your new assessment is correct or want it reviewed, you may schedule an appointment with Vision Government Solutions.  Go to www.vgsi.com/schedules and click on North Kingstown RI Hearings or call 1-888-844-4300 to schedule an appointment.  All appointments MUST be booked by March 15,2013.  If for some reason you are unable to be present, submit a letter by March 22nd, 2013 to Vision Government Solutions Inc, c/o North Kingstown Assessor's Office, 80 Boston Neck Rd., North Kingstown, RI 02852 explaining what you wish to be reviewed.

If you are looking to sell your North Kingstown home and are concerned about the tax assessment, I can be of assistance and can be reached at 401.529.7849.  This blog post is a public service brought to you by your North Kingstown RI real estate agent, Ginny Lacey Gorman. North Kingstown Property Revaluation Letters.

WHat a great public service announcement, Ginny.  I've never heard of that before.  Not sure if it's different in my state or if it's done by my condo as a whole.

Ginny, our state is mandated a re-evaluation every 5 years with a full physical look once every 10 years. People do get shocked by the change in value, and if it's down, they think their taxes will be lowered.  If there are questions, a qualified real estate professional can offer comparables and verify the value, or challenge it.

We are going through the re-evaluation process right now as well. One thing for sure, taxes won't decrease.

Thank you for the referral.

Revaluation letters in North Kingstown could be good or they could be bad; it depends upon how you look at them! If they increase, that's cause your value went up (not bad). But if they decrease, you save money (also not bad).
